What is RentStack?
RentStack is a real estate investment tool that helps you analyze rental properties. Enter purchase details, financing, rent, and expenses to see key metrics and decide if a deal makes sense.
Do I need an account?
Yes. You need to create a free account and sign in to use the Rental Tool. The free plan has monthly limits on new sessions and calculator runs (see below). You can save reports on Basic and Advanced. RentStack AI is available on Free, Basic, and Advanced.
What is a session?
A session is a new rental analysis you start from the Tools page when you click Start a report. Each time you begin a new session, it counts toward your monthly session allowance on the free plan. Working inside an analysis you already started (including going back to edit inputs) does not start a new session by itself—starting fresh from the Tools landing does.
What is a calculator run?
A calculator run is one time the app computes your full analysis (cash flow, returns, projections, etc.) by running the rental calculator on the server. That happens when you open the analysis results after entering your inputs, and again when the numbers are recalculated after you change inputs or return from editing. Each successful run counts toward your monthly calculator-run limit on the free plan.
How many sessions and calculator runs do I get on the free account?
On the free plan you can start up to 10 new sessions per calendar month, and the calculator can run up to 100 times per month. If you hit either limit, upgrade to a paid plan for unlimited use. See Pricing for details.
How long are saved reports kept?
On Basic and Advanced, saved reports stay in your account until you delete them—or until they have not been updated for 12 months, whichever comes first. Any save (inputs, notes, chat, and similar) resets that timer. Reports removed for inactivity are deleted from Saved reports. See Documentation for details.
How are rent estimates calculated?
You enter rent yourself. The Chrome extension fills the listing address on supported sites; rent and other inputs you add in the sidebar. You can also use the in-app link to an online rent benchmark tool as a reference. Treat any figure as a starting point—verify with local research and comparable listings.
Where do interest rates come from?
The default interest rate uses Freddie Mac's Primary Mortgage Market Survey (30-year fixed) which are updated on a weekly basis. You can always enter your own rate from your lender.
